Even within the limitations of a small footprint, we were able to add a second floor and much-needed family and bedroom space to what was a small, two-bedroom California bungalow. Tight circulation patterns helped us keep new square footage (and cost) to a minimum while maximizing usable space. The upstairs now includes a master bedroom, a family/guest room, a second bathroom, a sitting room, and a writing studio for the homeowner.
